How Manufactured Housing can help homeowners and community managers

As National Homeownership Month came to a close in June, now is an excellent time to reflect on the important role Manufactured Housing plays in building strong communities and keeping them affordable.

First established through legislation introduced by Representative Gary Miller in 2002,1 National Homeownership Month is designed to bring awareness and support to efforts that expand access to homeownership. Today, providing affordable housing remains a complex but rewarding challenge. Success requires clear strategies, efficient operations, and strong partnerships among lenders, community managers, and insurance providers.

For community operators in Manufactured Housing, this observance is a helpful reminder to look at what is working, what can be simplified, and where resident support can be strengthened.

The current landscape

But these numbers don't tell the whole story. As of June 3, 2026, the Manufactured Housing Insitute published their April 2026 Economig Report that states that manufactured homes still account for 9.9% of all single-family home starts.3 This demonstrates that the industry remains a vital pathway to home ownership for families across the country. Rather than signaling a downturn, this moment may reflect a period of stabilization, creating an opportunity to strengthen operations and plan for long-term growth.

The latest numbers offer important context. According to the Manufactured Housing Institute, total manufactured home shipments reached 33,054 by April 2026,2 a 7.3% decrease from the previous year.2 Single-section homes saw a 10.7% decline, while multi-section homes dipped by 4.9%.2 

Finding opportunity in the data

A dip in production may look like a setback at first glance, but it can also create space to refine how communities operate. When the market cools, even slightly, organizations have more capacity to focus on seamless integration, stronger risk management, and better overall efficiency. That can include reviewing day-to-day processes, identifying service gaps, and making sure teams have the right support in place.

Communities in the top three shipment states, which include Texas, Florida, and North Carolina,3 are already doing this. They’re finding new ways to streamline operations, manage insurance claims more effectively, and improve the resident experience. By adopting a community-first approach, community managers and operators can also turn seasonal shifts into long-term advantages.

Solving the real challenges

The affordable housing sector continues to face challenges ranging from regulatory changes and interest rate fluctuations to community expansion plans. Meeting those demands requires integrated solutions that reduce administrative burden on operators.
