API, SDK, and widget integrations are fundamentally different. They're designed to streamline tasks for residents and property management staff by connecting systems directly. Residents can stay on property sites throughout their experiences with seamless purchasing and sign up for renters insurance and other products already built in. There's no new destination to remember and no extra step outside what residents are already doing.
Introducing APEX
The Assurant answer to this is APEX, a three-channel suite of integrations that's personalizable depending on the partner's technology stack and desired level of control. For straightforward communication between two compatible systems, a library of APIs deliver simple implementation and access to Assurant products. A widget goes a step further to deliver an embedded presence, including address validation and the Dynamic Coverage Estimator within partners' own digital environments, conveniently managed by Assurant. For those looking for direct management and ownership of the interface with an experience adapted to their existing technology stack, Assurant SDK capabilities offer features like agent-facing tools, secure login, custom payment plans, and self-service portal links. All options support mandated and nonmandated flows.
The affinity integration suite was developed in recognition that the world is increasingly digital, and we want to meet customers when and where they want to buy our products. It's central to our business because it lets us build our products directly into a client's workflow. If a renter is looking to buy insurance, they can do that within that client's own platform or site. As recently as three years ago, most people signing leases would do it in the leasing office. According to a recent Apartments.com survey, 40% of renters now say they're likely to rent sight unseen.1 That means the point of sale for renters insurance can happen in that same digital moment when potential residents are browsing photos or taking video tours online.
What rental housing integrations look like in practice
When we onboard with new rental housing partners, we spend time understanding their businesses, customer touch points, and workflows. Offering protection at the point of sale removes a decision residents would otherwise have to make later, which can help support higher completion rates. The tech-integrated experience, on the other hand, can guide residents through a digital checklist to meet moving-related needs (like buying renters insurance, transferring utilities, signing up for internet and TV services, obtaining packing supplies, and more) through a single interface. If desired by property owners and operators, residents can purchase renters insurance within the property's resident platform, and, in certain cases, even bundle premiums with their rent payments. It's a good example of how we make it easy for affinity partners to work with us and how we make it convenient for renters to buy insurance.

But what about human expertise? Is that becoming less important?
Human expertise is likely one of the most important, if underestimated, differentiating factors present in the entire industry. Take claims, for instance. Under the 80/20 principle, where 80% of outcomes come from about 20% of causes, it's likely that 80% of renters insurance claims could be managed completely through AI-driven processes with no human interaction. And it’s good for those 80% of claims to be handled that way. It leads to faster resolutions, and it allows the customer to be in control of the process.
But the other 20% of claims, the ones that need human expertise, exist because technology can’t take the place of human intelligence. It could be that the claim is nuanced, the issue is unique, or a variety of other factors. And that’s just for a routine process like claims management. Expand that to all the routine work that happens in the industry, such as customized integrations, compensation structures, and navigating complex risk management scenarios, and it's clear that technology has a lot to offer in terms of speed. However, it isn't a replacement for the knowledge and hands-on experience of a partner who's been active in the industry for decades. If anything, the existence of technology can make the human factor even more important.
